Located at the intersection of Baseline Road and 30th Street, and adjacent to U.S. 36, the proposed redevelopment of 7.89 acres is a model of transit-oriented development and represents an opportunity to transform an asphalt-dominant space into a vibrant mixed-use community that aligns with Boulder’s vision and goals for sustainability, affordability, and walkable urban living.

Key Attributes
- Neighborhood Center Design: The redevelopment replaces asphalt-dominant lot with walkable streetscapes, a village square with abundant seating, gathering places, new multi-use paths, and street-level commercial spaces.
- Diverse Housing Options: The project provides a variety of unit types and sizes, including student housing and mixed-market housing.
- Community Amenities: Safer, well-lit corridors and paths, secure bike storage, a resident pool and spa, balconies and juliettes for residents, roof decks, and activated open spaces to promote well-being and social interaction.
- Community-Serving Retail: To activate this space and enhance the area’s liveliness, the project designs include a neighborhood grocery store, multiple restaurant formats and sizes, coffee shops, and other commercial use.
- Complete Streets: Reducing car dependency and promoting alternate transit modes are prioritized through the pedestrian-friendly block lengths, new paths and bike lanes, secure bike parking, and plentiful public parking.
- New Home for the Dark Horse Tavern: Intention to create a new 6,000 sf facility within the development as a new home for the World-Famous Dark Horse Tavern.
- New Public Parks and Plaza: Dedicates 40% more land than required for new parks, plazas, and public spaces (101,500 sf). Approximately 115 new trees and native, pollinator-friendly plant pallets will be added.
